An underperforming rental is not always a pricing problem. Vacancy, presentation, response time, listing quality, repairs and tenant targeting can all reduce results even when the property itself is competitive.
Identify where the funnel is breaking
Ask how many inquiries, qualified prospects, viewings and applications the property has generated. A shortage of inquiries points to a different problem than many viewings with no applications.
Review the offer as a customer would
Check current photos, description, asking rent, utility terms, furnishing, cleanliness and unresolved maintenance. Owners should see the same listing a prospect sees.
Require a written recovery plan
A useful plan should name the likely problem, actions, owner approvals needed and the date for the next review. “We are marketing it” is not a strategy unless the activity and results can be measured.
