Vetting Vendors for a Diaspora-Owned Property: A Simple Onboarding Checklist

Cleaners, technicians, plumbers, electricians and contractors can become an extension of the owner’s reputation. A basic vendor file makes remote property management more accountable.

Collect real business and contact information

Record the vendor’s full name, phone, location, payment details and any relevant registration or licensing information. Avoid relying on a nickname in a messaging app as the entire vendor record.

Ask for examples and references where appropriate

For larger or specialized work, review prior projects and speak with previous clients. The lowest quote is not automatically the lowest-risk choice.

Agree on how work is authorized

Quotes, photographs, owner approval thresholds and completion evidence should be clear before the first job, not negotiated after a dispute.

Track performance over time

Record timeliness, quality, communication and callbacks. A preferred-vendor list should be earned through results rather than convenience.

General educational information only. Property, legal, tax, insurance, leasing and management decisions should be verified for the specific property and jurisdiction.
