Small recurring bills can become large problems when no one is clearly responsible for checking them. Overseas owners benefit from a simple schedule showing what is due, who pays it and what proof should be retained.
Map every recurring obligation
Include service charges, utilities retained in the owner’s name, internet for furnished units, insurance, local rates or other property-specific obligations. The exact list depends on the property and arrangement.
Assign responsibility clearly
For each bill, record whether the owner, tenant, manager or building management is responsible for payment and follow-up. Ambiguity is what creates surprise arrears.
Review exceptions, not just totals
A monthly summary should flag unusual consumption, late fees, unpaid balances or sudden increases. That turns bill tracking into an early-warning system instead of a pile of receipts.
General information only. Property management, tenancy, tax, legal and transaction requirements can change; verify current requirements with qualified professionals and the relevant Kenyan authorities.
