Using Virtual Property Tours From Abroad Without Mistaking Video for Due Diligence

A virtual tour can help a diaspora buyer decide whether a property deserves further attention, but a polished video cannot confirm title, building condition, neighborhood issues or the accuracy of the seller’s claims.

Use the tour to generate questions

Pause on windows, ceilings, bathrooms, balconies, common areas and views. Ask for live video of anything that is unclear rather than relying only on edited footage.

Request the areas marketing videos avoid

Parking, corridors, lifts, utility areas, exterior walls, neighboring buildings and access roads can reveal issues that a living-room video will not.

Separate viewing from verification

Documents, ownership, approvals, service charges and professional inspections require their own verification process. A video is visual information, not legal or technical due diligence.

Use an independent person when the decision becomes serious

A trusted representative or qualified professional who is not financially dependent on the seller can inspect details that are difficult to judge remotely.

General educational information only. Property, legal, tax, insurance, leasing and management decisions should be independently verified for the specific property and jurisdiction.
