The purchase price is only the beginning of apartment ownership. Diaspora buyers should build an operating-cost picture before deciding whether a property is affordable or investable.
List recurring building costs
Ask what owners pay for shared services and how those charges are calculated. Understand which services are included and which costs remain the owner’s responsibility.
Create a repair reserve
Appliances, plumbing, paint, furnishings and normal wear do not follow a perfect schedule. A reserve can prevent every repair from becoming an emergency transfer from abroad.
Budget for vacancies and transitions
If the apartment will be rented, include periods between tenants or guests, cleaning, marketing, inspections and small readiness works.
Model the conservative version
A useful ownership budget should still make sense when income is lower and expenses are higher than the sales presentation suggests.

Know the ownership cost before you celebrate the purchase price
A realistic budget makes it easier to judge whether a Nairobi apartment supports your long-term plan.
