Planning Your Property Exit Before You Buy: Resale, Liquidity and Time Horizon

Buying is only half of an investment decision. Before committing, diaspora buyers should think about how long they expect to hold the property and what a realistic exit could look like.

Know your likely holding period

A property intended for three years is a different decision from one intended for twenty. Transaction costs, furnishing and market cycles matter differently over each horizon.

Consider who might buy after you

Ask whether the future buyer pool is broad or very specialized. The more unusual the unit, price point or ownership arrangement, the more patience a resale may require.

Avoid assuming instant liquidity

Real estate is not cash. Even a good property can take time to market, negotiate and complete, so do not treat the full property value as money you can access immediately.

Keep documents organized from day one

Good records of ownership, improvements, payments and approvals can make future refinancing, management or resale easier to navigate.

General information only. Property, legal, tax, title and transaction requirements can change; verify current requirements with qualified professionals and the relevant Kenyan authorities before committing funds.

Think about the exit while the purchase is still optional

A better purchase decision includes a realistic view of time horizon, resale and how the asset fits your wider finances.
