Off-Plan Apartments in Nairobi: Questions to Ask Before Paying a Deposit

Off-plan property can look attractive because the finished apartment is easy to imagine from renders and showrooms. The harder work is understanding exactly what you are buying before construction is complete.

Understand the project, not just the unit

Ask who owns the land, who is developing the project, what approvals and professional teams are involved, and what has already been completed.

Read the payment schedule carefully

Know which payments are tied to time and which are tied to construction milestones. Ask what happens if completion is delayed or the specification changes.

Compare promises with documents

Views, amenities, finishes, parking, management arrangements and expected completion dates should not exist only in sales conversations. Confirm what is actually documented.

Plan for the property after handover

Think beyond the purchase price. Consider furnishing, service charges, repairs, tenant or guest management and the time required before the apartment can produce income or be occupied.

General information only. Property, legal, tax, title and transaction requirements can change; verify current requirements with qualified professionals and the relevant Kenyan authorities before committing funds.

Slow the decision down before the deposit goes out

A strong off-plan decision is based on documents, milestones and independent advice—not only a beautiful presentation.
