Leaving the same rent untouched for years can create problems, but chasing every market change can be just as disruptive. The better approach is a scheduled review using comparable evidence and the condition of the property.
Review at natural decision points
Lease renewal, a vacancy, a major improvement or a noticeable change in competing supply are logical times to compare the property with the market.
Compare like with like
A nearby asking rent is not automatically a valid comparable. Look at unit size, furnishing, building quality, parking, amenities, utility arrangements, condition and lease structure.
Balance rate with tenant quality and vacancy
A higher asking rent can be attractive on paper, but turnover, vacancy and re-leasing costs matter. The owner should evaluate expected net income rather than focusing only on the headline monthly rate.
General information only. Property management, tenancy, tax, legal and transaction requirements can change; verify current requirements with qualified professionals and the relevant Kenyan authorities.
Turn rent reviews into a scheduled owner decision
Ask for comparable evidence, expected vacancy impact and a clear recommendation rather than waiting until performance becomes a problem.
